Services provided on each visit:

  • Doors and windows checked and locked
  • Indoor and Outdoor forced entry damage and vandalism
  • The exterior will be inspected for: snow & lawn care, visual gutter condition, house & septic vents and drainage problems
  • Air Conditioner and Heater checked for proper setting and operation
  • Check for signs of obvious water leaks from interior sources (i.e. hot water heater, interior plumbing)
  • Smoke detectors checked (within a 10 foot reach)
  • Check for signs of obvious water leaks from exterior sources
  • Check refrigerator for proper operation (if left on) or mildew accumulation (if turned off)
  • All rooms are inspected for evidence of roof leaks, including door and window frames
  • Electrical service panel (i.e. tripped breakers caused by power surges)
  • Room lighting/timers set per owner’s request
  • Home checked for condition and cleanliness left by authorized visitors
  • All faucets will be turned on to run water through sinks, tub/showers, and toilets will be flushed to prevent dried gaskets and traps
  • Visually check for pests/insects/rodents
  • Remove all unwanted flyers/newspapers
  • Your home will be securely locked upon completion of inspection
  • Take pictures of any issues and send them to owner
  • Report Provided (Sample Report)

You will receive notification of all inspection results:

  • If no problems are detected – An email will be sent out after each visit with a checklist report of all findings (optional).
  • In the event a problem is detected that requires immediate attention, you will be notified by phone. After contacting you, we will gladly contact your vendor of preference to make any repairs. If you do not have a preference, we will refer and contact someone for you. Extra services will be billed by the repair contractor directly to the client.

Fees

Inspection rates are based on square feet, specific requests and the frequency of visits. Our rates begin at $50 per visit and will be reflective of your specific needs.
